Q: Trailer park, is this a good choice by the ocean?
For years my husband and myself want to have a vacation home by the ocean, whether it be in North Carolina or South Carolina.
My co-worker has a trailer, mobile home, in a resort, camping groud, in SC. Some of these are permanent on a site which you pay a lease on, but buy the actual structure.
I got a list of the trailers that are for sale, and they seem so cheap! Sleeps 8, for $49K??? Some of these are real nice too!
But what is the resale value of these properties? Are they easy to get rid of them when you want to sell?
I would assume that insurance is high, along with flood insurance.
Any feedback will be greatly appreciated. Oh, any suggestions on other areas would be great too! Looking not to spend a whole lot. Even a fixer upper would be fine.
A: It is VERY hard to get a loan for a mobile home. Unless you have perfect credit and a huge down payment, most banks won’t even touch it. The reason for this is the resale value on them is practically nil. I’m not too familiar with the “resort” type properties, but for typical mobile homes, when you’re purchasing a used property, you’re virtually paying for just the land, and since you wouldn’t own the land in this case, I’m not so sure that 49k is such a good deal. Much cheaper than a house, but I think you’d probably have a hard time selling it. As I said I’m not an expert, but I would look into how long some the trailers that are for sale have been on the market to give you an idea of how long it takes to sell them.

If profit < 0 then it's called a loss. To "make a profit", profit has be greater than 0. So all you have to do is find the smallest value for x that makes R(x)-C(x) > 0.
Q: Registering a camp trailer?
I`m thinking to buy a camping trailer in California and it hasn`t been registered for about 10 years so trailer is out of the system by now and the guy have a bill of sale on it only. Would I be able to get it registered? and would I have to pay any penalties for all those years?
A: A bill of sale will merely show what you paid, it can’t be used to transfer ownership. You will need a title for that, and yes, it will need a plate to be used in California.
If the person offering it for sale really owns it, he can get a duplicate title for it to sell it.
Unless and until you see a clear title, don’t buy.
And yes, he as owner would need to pay any penalties on registration, so make sure it also has current registration if you do see a title.
Also, check the VIN on the title against the VIN on the trailer to make sure it’s the correct title. Then check the sellers name to make sure it is really his to sell, and make sure there is no legal owner (lien holder) listed.
Q: How long does someone have to pay off a debt?
A friend of mine agreed to buy an older model camping trailer from my in-laws. They agreed on a sale price of around $3000, and to a payment-plan whereby my friend would pay them a few hundred dollars “here and there” until paid in full. Once paid, my friend was to remove the trailer from the property and take it away.
This was last April. Just over a year. So far, my friend has only paid about $1500 for the trailer and has done quite a bit of remodeling to the inside. The majority of the payments, and all of the work, were done within the first few months of making the deal.
The other eight or nine months went by without much communication between either party, though my friend did have sporadic conversations in which he would say he was going to pay such-and-such amount on such-and-such a date, but it would never materialize.
Now, my in-laws are becoming quite impatient with this friend of mine. They are now even suggesting that, despite the money thus paid, and regardless of what work he did to the trailer, they’re tired of waiting for the payment and are just going to keep the trailer and fix it up themselves.
My friend has a receipt which describes the details of the arrangement pretty much as I said above. He’s got time and money invested in this trailer, but is being incredibly nonchalant about completing the transaction.
Can they decide that it’s been too long? Can they rescind on the deal? And if so, would they have to pay back whatever monies were given to them for the trailer? Would my friend have any legal recourse in the matter, should they decide they’ve waited long enough?
Lots of questions here. I’m just trying to give you a feel for what I’m trying to find out.

A: Well since there really isn’t any type or illegally binding contract it can go lots of ways. Your in-laws can give the money back, try and keep it, or give him more time. If they try and keep it, he might have some chance, probably not a good one, in small claims to get it back. I think the best thing for you to do, since you’re stuck in the middle here, is to talk to your friend. Tell him your in laws are upset. Get him to agree to some kind of real payment plan, such as 200 a month. But at the very least get him to call them. Let me know if he doesn’t start paying soon he’s going to lose everything, but don’t be mean about it. I think a year without any payment isn’t following by the here and there payment plan you have set up. That’s just plan not paying. And for future, don’t mix money with friends or family. Especial not all three at once. It your lucky and handle this delicately you should be able you come out of this without anyone being mad at you.
Q: Am I liable ?
A gentleman bought an older used camping trailer from me, I told him I had never had it on the road, or used it in anyway, I had only bought it for having it as a convience on my lot while building a new home so I had a place to rest and occassionally spend the night in to avoid so much travel time between the place I was staying while building, I had him sign a “AS IS” paper, now his WIFE is suing me stating the frig did not work when her husband bought it, she was not present at the time of sale. Am I liable?

Q: Moving to Vegas. How cold does it get in the winter? What about pollution?
We also want to know about recreation. Are there places to camp in the summer? How hot does it get in the summer? And what neighborhoods are good to live in. We want an older house with a yard for the dog and plenty of parking for 2 vehicles, 1 5th wheel trailer and a couple of motorcycles. But we don’t want to pay alot. Can’t afford to til we get settled. Will have money from the sale of our home to get settled and put down on a house. Would buy a house if we find the right one. My husband works construction, has 30 plus years experience. Licensed Contractor. I have 30 plus years experience in Customer Service mostly Management. What are our chances of getting good jobs with good pay? We need to make at least 40K together. What are our chances of this? Lot’s of questions, but, we want to be sure we are making the right decision. Thanks!!

A: If you want to have a large property, you are going to have to live in an older neighborhood probably closer to the strip. The newer homes are on the outskirts of town. I live in the northwest side and love it because it is higher than the city and cooler in the summer. It depends on how much money you plan on spending for a house. Prices continue to decline because they went up so high and will continue to decline for the next few years acording to the experts. Yes lots of good places to camp but probably not in the summer unless you go up in the mountains it is too hot. It should be no problem making 40k together that is not difficult at all. Lots of stuff on line. The main newspaper is the Reeves Journal and you can find them on line with everything you need. From about Sept till now, the weather is very nice not hot and is usually beautiful. It can get 30 or below some days but not usually. Very hot in the summer avg 100 plus and sometimes more during hotest period. It is a vibrant city with lots of activity.
Q: Is this truck a good buy?
I found a ‘85 Ford F350 for sale thats got 71k miles on it. 5000 miles on the tires, tow package, crew cab, ac/heat and the only issue with it is some surface rust. I need a truck to haul a horse trailer. It hasnt been used very much in the past couple years but they have started it up to be sure the battery stays charged. It was used to haul a trailer for camping. They are asking $2200. Is that a good deal? I cant find the value of it on edmunds or KBB. Thanks

They say it will eventually need painting. I know people that can help me do this so it wont have to go to a shop at least.
A: Values are only standard for 20 years. You’re looking at a 24 year old vehicle. Generally speaking, the life of a vehicle is about 10 years before expensive repairs start, so you’re on borrowed time.
But, depending on condition, with that mileage I’ve seen them go for $5 grand, so yes, it’s a fair price.
Q: Why do parents do that?
I’m about to have a break down, I have to hand in assignments and art work ( that I need my art programs on the computer for) which needs to be done on this coming Monday. I have a poor percent due to sickness and going out of town because of my parents.
They told me the reason I can’t stay home is because I was too young ( i’m 17 next month) i do not live in an area that has crime or traffic…. It is seriously quiet where I live.
So I reason with them and it turns out the real reason they want me to leave with them this weekend to a trailer is because my older sister who is 27 is having a yard sale and she needs support……… Yet my mother wasn’t there for me when I needed her at a school’s Art Night.
Its really hurtful because I am going to fail if I don’t have this done ON TIME and i have less than 13 days left of school. Everything is getting crammed, and there’s not going to be an extension for me because I was away camping. I told my mother this and she say’s she doesn’t care I’m going. that’s that. I really feel there’s favouritism being played out here, my other sister who is 19 got to stay home last weekend because she needed to get her school work done, but instead she went out an got wasted at a friends house.
I am not a drinker like my sister, its one of the reasons why I don’t drink at all… yet I am not trusted nor do I seem to be important enough to be allowed to get my school work done and its critical, i am not allowed to hand in my papers without it being typed up and i have to study for my exams and print off papers for a zine I’m doing in art’s class that needs to be down on an art program on my computer.
So my question is, wtf is wrong with my parents?
I have talked to my mother, she got really angry and threatened to hit me… nothing big happened after that, she has also threated to call the police on me if I am not home on time… she thinks I’m going to run away, and it sort of my fault but it wasn’t the way I intend for her to think but now i see the problem. I told her plenty of 16 year olds leave home, get a job or get their license, if things like that happen to other people who are sure as hell not mature enough why can’t a teenager like me stay home for 2 nights and one day, I told her this is important to me I HAVE to get this done, its critical for my mark.

Q: Unhappy wife! What to do?
My wife has been planning to have a garage sale at our home. I volunteered to take our four children, ages 2, 5, 7 and 8 camping so she could be freed up to do it without an problems. She was planning on doing it at our home. A couple of days ago, she changed plans and told me she is going to take all of the items to a friend’s neighborhood where they will be having a neighborhood garage sale which will attract more potential buyers. So, the plan was that she uses our minivan to take the items there. Today, while at work, she calls me and tells me she realizes she will not be able to fit the folding tables into the mini van. I could have told her that a few days ago but she did not mention to me that she planned to bring the folding tables. So, she calls me (mind you, the kids and I are leaving tomorrow after work for camping and I have a meeting to go to tonight) and wants me to find a solution right now about how to get everything over to her friend’s house. I told her that she should have planned this better. I felt she was dumping the entire problem into my lap. I tell her she should just end up having it at our house and she just gets all mad at me. So, I called a friend of mine to ask if I could use his flat-bed trailer to move all of the stuff and he says he’s really busy tonight and needs to use it for his business. So, she’s still being a bit rude with me likes it’s my fault that no solutions are found and I was wondering what you would do in this same situation. I must add, I did tell her she’s acting like a spoilt child who is not getting her way which, as you can imagine, did not help the situation any. Thanks for any helpful advice.
A: First of all it isn’t your problem. She can easily sell the stuff at your house, it isn’t the end of the world that she can’t take it to another location. She can ask a friend to come and get the tables if it is so important to her. Otherwise continue with your plans with the kids. I would love to have a caring husband like you. He would go off if I asked him such a thing!

Q: why would a retired race horse act like a pain, after recovering from an illness?
well on new years a very sweet retired race horse, and he loves the instructor and i very much since we nursed him back to health when he got injured unloading from a trailer, got very ill, we assumed it was colic or a severe sinus infection (he also had an epiglottis? i think the thing that keeps food and water from coming out of his nose removed so that made it worse) well we gave him some medications. and put him in quarantine until late january he seemed fine at first, the only problem was being a little bit lazy. after two weeks of slowly bringing him back into being ridden my instructor rode him and he tried to buck her off, she sent him to boot camp and he was fine until last week when she was grooming his saddle area well away from a kicking zone and kicked her right in the upper thigh and she went to urgent care. then i tried to ride him the next day, and he was constantly trying to bite me even when i combed his mane (his fave. part) so my other instructor put me on another horse. i talked with her this week and she said it wouldn’t be as bad if he want so random about when he wanted to kick somebody, and we are all puzzled about why he is being a pain, we think it might be because he was stuck in a stall with a small paddock for almost a month, and when i took him out to the pasture as soon as i took off the halter i jumped back as he bucked and took off cantering, he also has gained some weight which he desperately needed to gain. i want my buddy back but im not sure how to proceed about it and if he doesn’t improve soon he will be put up on the for sale list
please help me find a solution!
A: After all that time in quarantine and a stable, he needs some serious turnout time. Taking an off-track Thoroughbred (or any horse, for that matter), sticking him in a stall for a month, and then just “expecting” him to behave as a lesson horse is not acceptable. Any trainer/instructor worth her paycheque would never do that.
Number one, he needs to be turned out or exercised more often, at least. You said he was fine after “going to boot camp”… well, of course! He was getting the exercise and consistent training that he needed to maintain his psychological health. But when he came back to your barn, the same things causing his restlessness in the first place happened again, and his attitude shows that.
Suggestions: turn him out 24/7 (or as much time is practical with your stabling situation, but the more, the better). He should be ridden daily by an experienced rider who is accustomed to off-trackers, until he can transition to his new “job”. He needs time, patience, and exercise to get used to this new situation.
